Abidjan’s mall boom: from Sococe to Cosmos Yopougon, and what a recent resale tells investors

Unlike Senegal, Abidjan has built a genuinely competitive retail market over the past decade. Sococe in Deux Plateaux was the city’s first mall. Cap Sud in Marcory, Zone 4, followed as the second, expanding with a Pathé cinema in 2023. PlaYce Marcory and Cap Nord added further scale. Cosmos Yopougon, opened in 2018, targeted a different segment entirely: a lower-middle-income catchment of about 1.5 million people, an audience most developers had overlooked.

What a strong opening doesn’t tell you

92% pre-leased and half a million shoppers in six weeks is a genuinely strong launch. On its own, it still doesn’t tell you what the asset is worth to an owner three, five or eight years later — the resale below is the reason why. We verify anchor lease terms, renewal history and the pipeline of competing projects in the same catchment, not just the opening numbers.

A concrete data point: what a mall in Abidjan is actually worth

  • Cosmos Yopougon was built for about CFA 18bn (roughly US$30m) by HC Capital Properties on 7.4 acres, opening 92% pre-leased and reportedly drawing over half a million shoppers in its first six weeks.
  • In August 2026, it was sold to Ivorian group Mayelia Participations for about CFA 10.5bn (roughly €16m) — a resale below its original construction cost, and the group’s first move into commercial real estate.
  • The transaction is a useful, rare reference point: publicly reported entry and exit values for a single, well-documented retail asset in Abidjan are not common.

What is coming next

  • A 26,000 m² leisure-and-retail complex is planned for Cocody Riviera Faya, expected to open in late 2026, with cinema and supermarket space the area currently lacks.
  • A mixed-use retail project of over 21,000 m² is planned in Plateau, combining a supermarket, a pedestrian retail gallery, green space and a hotel residence.
  • The Cosmos brand is reported to be expanding further with a new site planned at Angré Château, following the Yopougon model.

What to check before committing capital

The Cosmos Yopougon resale is a reminder that a strong opening (high pre-leasing, high footfall) does not guarantee the valuation an investor might expect at exit. Before backing a retail project in Abidjan, we would want the catchment’s real income profile, the anchor tenant’s lease terms and renewal history, and a clear view of how many competing projects are opening in the same submarket at the same time.
